After I receive your mortgage application, referred to as the 1003, I will analyze it and I’ll look for several different ways to package and present your loan to get your loan package approved with the least amount of fuss & muss. I will always submit your application to the proprietary Automated Underwriting Systems that both Fannie Mae and Freddie Mac use. Although it doubles my upfront cost, the results called findings, specify what documentation and verifications I will be required to submit with the loan package. The two results are usually different enough to give us an advantage to choose one over the other and speed up the loan process. This saves time and money. It’s like when you were a kid and pitted your mother’s demands against your father’s, and then you took the path of least resistance. Sometimes we get a request for much less documentation, other times an appraisal waver. The appraisal waver alone is worth up $600 in upfront cash and about 2 weeks in processing time.

Then I shop around to compare and contrast the best rate and terms and mortgage programs. I’m not tied to one lender, although experience dictates there are very few great lenders. My focus is selecting the one who best matches your credit, income and asset profile and can approve and fund the loan in the shortest amount of time possible.

I also use an artificial Intelligence system that gathers and verifies much of the information needed. For many of my clients, the information gathered permits an initial underwrite in a matter of hours. It is really phenomenal. 

I compile and submit loan documentation and verifications directly to the underwriter. Since I’m responsible for communicating between borrowers and lenders during the application and approval process, I have set up a communication system such that you will be notified as soon as I am notified. With some of the lenders I work with, this notification is simultaneously completed.

I also coordinate with the title company to insure that all the legal documents are searched and properly generated and recorded at the courthouse. 

Up to the point of the loan settlement, the entire process has been digital. We have not used one required piece of paper. This is why I said earlier that I was a Digital Mortgage Broker.  Actually, since I communicate with my clients and partners via email, phone, voice mail, US Mail  and video, I am actually a Multi-Media Digital Mortgage Broker. Soon we will be able to do the loan closings paperless.
